Fire Protection System Installation – Multi-Family Residential Development, North Edmonton

Project Overview:

Rotaflow is currently completing the full fire protection system installation for a new multi-family residential development in North Edmonton. The project includes two six-storey residential condominium buildings along with an attached underground parkade.

This development involves installing fire protection systems across residential suites, common areas, service spaces, and parkade levels, with work designed to support long-term building safety and code compliance.

The project began in mid-2025 and was completed in 2026. Due to the size of the development and the pace of residential construction, the work requires ongoing coordination, planning, and careful execution throughout each phase of the build.

The Challenge:

Large residential projects often move quickly, and this development is no exception. One of the biggest challenges has been coordinating fire protection installation within a fast-paced construction environment where multiple trades are working in parallel.

Residential sprinkler installations require a balance of efficiency and precision. In this project, a combination of CPVC piping and steel piping is being used, with each material serving different parts of the system. Routing pipe throughout suites and common areas requires careful planning to avoid conflicts with plumbing lines, electrical systems, and other building services.

Because CPVC pipe must be protected from damage during construction, extra care is also needed during installation and trade coordination to maintain system integrity.

Rotaflow’s Solution:

Rotaflow approached the project with a strong focus on planning, organization, and trade coordination. Our team developed installation strategies to manage pipe routing efficiently while reducing potential conflicts with other building systems.

By coordinating closely with site teams and maintaining a structured workflow, Rotaflow has been able to keep the fire protection installation progressing in line with construction schedules while maintaining quality standards.

Using the right mix of CPVC and steel piping, the system is being installed to meet project requirements while supporting reliable fire protection throughout the buildings and parkade.

Implementation:

The project has been carried out in phases as the buildings progress through construction. Installation activities include rough-in work, sprinkler system piping, coordination with other trades, and preparation for testing and final system readiness.

Key implementation activities include:

Rotaflow’s team continues to manage installation work with a focus on safety, workmanship, and schedule performance.

Results:

The project remains on track for completion in 2026, with fire protection systems being installed across both residential buildings and the attached parkade.

Expected outcomes include:

This project reflects Rotaflow’s experience in residential fire sprinkler installation, CPVC fire protection systems, and large-scale multi-family construction projects, where organization and execution are essential to success.
